Scope<\/strong><\/p>\n

\n

1.1<\/span> Purpose\u2014<\/span>The purpose of this guide<\/span>2<\/span><\/span> is to define good commercial practice<\/span> for conducting a limited survey<\/span> for readily observable moisture affected materials<\/span> and conditions conducive to elevated moisture<\/span> in a commercial building<\/span> related to commercial real estate transaction<\/span> or commercial real estate management<\/span> by conducting: a walk-through survey<\/span>, document reviews, and interviews<\/span> as outlined within this guide<\/span>. This guide<\/span> is intended to provide a practical means for the limited identification of moisture affected materials<\/span> and physical deficiencies conducive to elevated moisture<\/span> caused by water infiltration through the building envelope<\/span> or substructure or generated within the subject building<\/span> as a result of processes or mechanical systems, excluding de minimis conditions<\/span>. This guide<\/span> is to allow a user<\/span> to assess general moisture<\/span> concerns, as well as the potential need for further assessment or other actions that may be appropriate that are beyond the scope of this guide<\/span>. For purposes of this guide<\/span>, the initialism \u201cLMA<\/span>\u201d or \u201cLimited Moisture Assessment<\/span>\u201d is used interchangeably with this guide\u2019s<\/span> full title.<\/p>\n<\/p><\/div>\n

1.2<\/span> Purpose Limitations\u2014<\/span>While a LMA<\/span> may be used to survey<\/span> for readily identifiable moisture affected materials<\/span> and physical deficiencies conducive to elevated moisture<\/span>, the LMA<\/span> is not designed to serve as comprehensive<\/span> survey<\/span> for the presence of moisture affected materials<\/span> and physical deficiencies conducive to elevated moisture<\/span> in all or most areas in a commercial building<\/span>. It is not intended to reduce or eliminate the risks that elevated moisture<\/span> may pose to the subject building<\/span> or its occupants<\/span>.<\/p>\n<\/p><\/div>\n

\n

1.3<\/span> Considerations Beyond This Scope\u2014<\/span>The use of this guide<\/span> is limited to the scope set forth in this section. Section 12<\/span> of this guide<\/span> identifies, for informational purposes, certain physical conditions (not an all-inclusive list) that may exist at a subject property<\/span> and certain activities or procedures (not an all-inclusive list) that are beyond the scope of this guide<\/span> but may warrant consideration by users<\/span>. The need to investigate any such conditions in the provider\u2019s<\/span> scope of services should be evaluated based upon, among other factors, the nature of the subject property<\/span> and the reason for conducting the LMA<\/span>. The scope of such further investigation or testing services should be agreed upon between the user<\/span> and the provider<\/span> as additional services, which are beyond the scope of this guide<\/span>, prior to initiation of the LMA<\/span> process. The responsibility to initiate work beyond the scope of this guide<\/span> lies with the user<\/span>.<\/p>\n

1.3.1<\/span> Sampling for suspect fungi<\/span> and other forms of biological growth<\/span> is a non-scope consideration under this guide<\/span>.<\/p>\n<\/p><\/div>\n

1.3.2<\/span> Sampling or otherwise measuring for moisture<\/span> is a non-scope consideration under this guide<\/span>.<\/p>\n<\/p><\/div>\n<\/p><\/div>\n

1.4<\/span> Organization of the Guide\u2014<\/span>This guide<\/span> has 13 sections and two appendices. Section 1<\/span> defines the Scope. Section 2<\/span> is Referenced Documents. Section 3<\/span> is Terminology. Section 4<\/span> defines the Significance and Use of this guide<\/span>. Section 5<\/span> describes User Responsibilities. Sections 6<\/span> through 11<\/span> provide guidelines for the main body of the report<\/span>, including the scope of the walk-through survey<\/span> and preparation of the report<\/span>. Section 12<\/span> identifies Out of Scope Considerations. Section 13<\/span> lists keywords for Internet reference. Appendix X1<\/span> provides the user<\/span> with a suggested Interview Checklist, and Appendix X2<\/span> provides the user<\/span> with a suggested Field Checklist.<\/p>\n<\/p><\/div>\n
